A leaking backflow preventer is usually one of three things: normal relief-valve weeping (designed behavior), debris blocking a check valve seat, or a cracked housing from freeze damage. A small drip from the side vent ports is often harmless. Steady flow, a constant puddle, or water spraying from the unit itself is the signal that something needs attention.

Double Check Valve (DC)
Two check valves in series, no relief valve, usually installed in a meter box at ground level. Lower-profile than a PVB. More common in commercial systems but found in residential too.
Reduced Pressure Zone (RPZ)
The highest level of protection. Two check valves plus a differential pressure relief valve in between. Required by code in some municipalities for systems that use fertilizer injectors or have heads below grade. The RPZ is usually the most expensive residential unit and requires annual testing by a licensed professional.
The 5 Most Common Reasons Your Backflow Preventer Is Leaking
Not all leaks look the same and not all of them require a repair. Here’s what causes each.
1. Normal relief valve weeping (PVB only)
A PVB has a vent port on the side of the bonnet that opens whenever the check valve inside loses tension — which happens briefly when you shut the system off. A small drip or short trickle as the system depressurizes is designed behavior. The vent opens, a little water escapes, then it closes once pressure equalizes.
This is the most common reason homeowners call about a “leaking” backflow preventer. If you see a brief drip right when the system shuts off and it stops within a minute, that is the unit doing exactly what it should do.
2. Debris on the check valve seat
If the relief vent drips continuously — even with the system off and no pressure event happening — the most likely cause is debris on the check valve seat. Sometimes it’s obvious.

How to Diagnose Your Backflow Preventer Leak
Five minutes of observation before you touch anything will save you from an unnecessary disassembly.
Is the drip only happening when the system runs or shuts off? Watch the unit during a full irrigation cycle. If the drip appears at shutdown and stops within 60 seconds, you’re looking at normal PVB venting. No action needed.
Does water flow continuously with the system fully off? Turn off the irrigation at the controller and wait 15 minutes. If the drip continues, you have a check valve issue — debris or worn seals.
Can you see where the water is coming from? The side vent ports on a PVB are a horizontal discharge — water drops straight down. A crack in the housing will show water weeping from a specific spot on the plastic or brass body. A loose fitting will show moisture around the threads.
Is the unit downstream of the shutoff handles? Close both handles on the backflow preventer (each side has a lever, usually red or blue). If the drip stops with the handles closed, the leak is inside the unit. If water continues, it’s upstream — a supply line or fitting issue.
Your main irrigation shutoff valve is your safety net. Turn it off before working on any backflow preventer component. The water pressure in that line is enough to spray water hard when you unscrew a cap.
How to Clean the Check Valve Seat — PVB (Step-by-Step)
This repair addresses continuous vent dripping caused by debris on the seat. It works on most Watts, Febco, and Cash Acme pressure vacuum breakers. Takes about 20 minutes.
Step 1: Shut off the water supply to the backflow preventer
Locate the shutoff valve upstream of the backflow preventer — usually a ball valve handle or gate valve. Close it fully.
Step 2: Relieve pressure from the unit
Slowly open one of the test cocks (the small valves between or on the backflow preventer body) to release trapped pressure. Water will discharge briefly. Let it stop before you continue.
Step 3: Unscrew the bonnet cap
The bonnet is the cap on top of the PVB body with the vent port on the side. It usually unscrews counterclockwise by hand or with light pressure from a strap wrench. Don’t use pipe wrenches — the plastic threads on budget units can crack.
Step 4: Lift out the poppet assembly
Inside you’ll see a small spring and a rubber-tipped poppet. Lift the poppet straight out. Set it on a clean rag. The spring will come with it or stay in the body — either is fine.
Step 5: Inspect and clean the seat
Look at the flat rubber face on the poppet and the matching seat ring inside the body. Run a finger across both. If you feel grit, use a clean rag dampened with clean water to wipe the seat. Use a soft brush if debris is stuck. Never use sandpaper or abrasives — you’ll create a surface that won’t seal.
Step 6: Reinstall and test
Seat the poppet back in the body. Thread the bonnet cap back on until snug — finger-tight plus a quarter turn. Restore water slowly at the supply shutoff. Watch the vent port. Run an irrigation cycle, shut it off, and observe.
When You Need a Licensed Plumber — Not a DIY Job
Not every backflow preventer repair belongs on a homeowner’s Saturday morning list.
RPZ units are code-regulated
If your system has an RPZ (reduced pressure zone) assembly, most municipalities require that testing and repair be done only by a certified backflow tester — a licensed plumber or irrigation contractor with specific backflow certification.
